Oggie Penev, a full-time real estate investor, shared his unique business model at a mastermind event. Starting as a real estate agent in 2005, he transitioned to fix-and-flip and rental properties post-2007. By 2016, he had a $10 million rental portfolio, focusing on equity over cash flow. Despite negative monthly cash flow, he leverages depreciation and other write-offs to offset active income. Augie manages 21 remote flip projects in Arizona and buys rental properties using equity. He emphasized the importance of rental properties for real estate professionals and his shift from national to state-specific marketing. Augie is also exploring commercial real estate investments.
